Magnolia Trail: A New Community Located Right on the Swamp Rabbit Trail

“Have you ever seen a gold shovel before?” Chad joked as I snapped a few photos.

“In fact, I don’t believe I have.”

Chad Tumblin is the Division President of Smith Douglas Homes.

The day was bright and sunny and the weather was fine – a solid South Carolina welcome.

Staff and crew from Smith Douglas Homes gathered in a new lot to celebrate the official ground breaking ceremony for their first community project in Travelers Rest, South Carolina.

They’re bantering pleasantly, the Swamp Rabbit Trail is directly behind us and we can see bikers and runners and a mom with a stroller using the trail this particular Friday morning.

In the other direction there’s the view of Paris Mountain and I’m eager to hear the plans SD Homes for this space.

Chad welcomes us all to the ground breaking ceremony and shares some of the company’s backstory and vision.

Although the company has been established and growing since 2008, this is their first project in our state and you can hear their enthusiasm as they discuss this move. Their company has built over 15,000 homes across the Southeast and they are consistently ranked among the Top 50 Builders nationally. Their niche is delivering high-quality homes at affordable, within-reach prices.

Jaime Brown, SD Homes’ Marketing Manager, and I met through our local farmers market. (Actually, you can meet some of the team from Smith Douglas Homes at the October Harvest Markets because they are one of the two sponsors for this special evening market series.)

At the ground breaking, Jaime takes a few minutes to offer each of the team members an opportunity to share their role and their vision for this project. I’m listening to their goals, their excitement and their commitment to this project. “We’re committed to building homes we’d want our families to live in,” David Brown, the Construction Project Manager, shares.

SD Homes is starting their first job in Travelers Rest by creating townhomes that are located directly on the Swamp Rabbit Trail, with a view of Paris Mountain, with spacious kitchens, garages, nine foot ceilings and all starting under $300,000.

“Greenville and Travelers Rest are among the most vibrant and desirable areas in the Southeast,” Jaime shared. SD Homes sees what all of us living here in the Upstate see – thriving downtowns, a strong economy, outdoor recreation and a welcoming community spirit. We know the Upstate is where lots of us want to call home.

Smith Douglas Homes specializes in building communities. “We focus on thoughtfully planned communities. Within those communities, however, buyers enjoy a high level of choice and personalization,” Jaime says.

When you purchase a home in a Smith Douglas community, you have access to their Interactive Home Designer and Virtual Kitchen Designer tools which allow you to visualize and then to choose what can make your home unique to you. Through simple steps, you can select various aspects of your new home without the cost or stress of a full custom build.

This new neighborhood of townhomes being built by the trail (just off Frontage Road near the Travelers Rest History Museum) is called Magnolia Trail. Every townhome is a three bedroom, 2.5 bath home. There’s an open concept inside and options of one or two car garages. Living is low maintenance, with your landscaping being beautifully done so you can enjoy hopping on the trail instead of yard work. (Seriously, you can quickly ride or walk right into TR, Trailblazer Park or Furman University.)

“Owning a home at this price point in this location is a rare opportunity. These homes are already in high demand, because there’s nothing else quite like Magnolia Trail,” Jaime said. “I’ve been working on this project with my team since it was just dirt and a dream, and I am proud and excited to watch these homes come to life. I look forward to seeing families and individuals make them their own.”

These homes will sell fast, because the location is so fantastic and the price point is within reach. And I think you’ll find Jaime and her team to be sincere, straight forward and easy to work with.

“It’s the best part of my job – helping buyers find and design their dream home,” Jaime said. “Magnolia Trail truly is a dream community.”
